Help with moving or First Time Buyers wanting to get into the Housing Market - Halifax have agreed to allow people who are having problems selling their home, but who want to move, with only a 10% deposit for the new home. This deposit can be a gift from anyone, not just family members, or savings. For extra support they have confirmed that the existing mortgage will be ignored if the rental income aspect exceeds the mortgage payment by 125%. They have also agreed that any funds on top of this amount can be used to 'top up' their income. i.e. your mortgage is £520 per month, the expected rent would need to be £650, to be classed as self funding and ignore for your new purchase. If it were £750, the extra £100 could be added to your income when considering what you can afford on the new home. For those who are currently renting, they will now accept a concessionary purchase if you buy from your landlord. i.e. if you are in a property valued at £100,000 and your landlord agrees to sell it to you for £90,000 the £10,000 concession can be used as your deposit.
